ARCO/Murray National Construction Co. completed a 3k-SF office build-out at 1 S. 450 Summit Ave. for AMI Entertainment. It consisted of private offices, break room, supply room, reception area and an electronics lab. ARCO’s Joseph Pomerenke served as the project executive, with Dan Bick as the lead project manager. Featherstone Consulting provided the architectural services. NAI Hiffman’s Dan O’Neil and Doug Krahnke repped the owner.

CenterPoint signs big BTS lease

A chemical manufacturer is the first to stake a claim at CenterPoint Intermodal Center-Joliet, CenterPoint Properties’ newest logistics center/intermodal facility just two miles north of CIC-Elwood (home of BNSF Logistics Park-Chicago). Construction is underway on a 217,712-square-foot build-to-suit lease for Northfield, Ill.-based Stepan Co.

Stepan recently signed the long-term lease on a 16.48-acre site in Joliet with CenterPoint, the developer of the building. FCL Builders is the contractor on the project. This building “kicks off with the park,” said Dan Leahy, executive vice president and partner of NAI Hiffman, and CenterPoint’s representative in the lease transaction. “Centerpoint will have the ability to build around 20 million square feet within CIC-Joliet. Champion Realty completes lease in Bolingbrook

Champion Realty Advisors, LLC has completed the lease of a 183,500 square feet in a facility located at 1150 115th Street in Bolingbrook, Ill.

OHL, LLC, a diversified third-party logistics company headquartered in Nashville, will use this new location as part of an expansion of its existing I-55 Corridor distribution operations. 1150 115th Street, also known as Bolingbrook Corporate Center West, is owned by Atlanta-based Industrial Developments International (IDI) and is one of the area’s newest speculative cross-dock distribution centers.

Constructed of insulated precast panels with a single-ply membrane ballasted roof, the 453,090-square-foot industrial building features an ESFR sprinkler system, T-5 energy efficient lighting with motion detectors, and light defusing skylights that let in natural sunlight. The facility has a Silver LEED rating.

OHL’s space will feature 24 exterior docks with levelers and shelters, one drive-in-door, a 30′ clear ceiling height, and fenced and gated truck loading areas. The company’s lease structure also includes the interior build-out of 500 square feet of office space as well as the right to lease the entire building during the term of its lease. OHL will move into the new space in April of 2010.

Rasmussen Leases 61,844 SF at Regency Towers

Rasmussen Inc. will take 61,844 square feet at 1415 W. 22nd St. in Oak Brook, IL. The online education provider leased four contiguous floors in Oak Brook Regency Tower – East with a phased move-in to start during the second quarter, and it will move and expand to approximately 350 employees to the site.

Regency Tower – East is a 13-story, 201,159-square-foot, 33-year-old, Class A building in East-West Corridor.

Rasmussen provides online degree programs through its network of 17 college campuses and partnerships with leading universities. The company is privately held and has more than 1,200 employees.

CB Richard Ellis represented Rasmussen. NAI Hiffman represented the ownership, TIAA-CREF.

Retail guru Claire Bitautas touts grocery store anchor
