107,087-Square-Foot Office Building Sells in Illinois

AURORA, ILL. — Houston-based Boxer Property has acquired Fox Valley Executive Center in Aurora. Located at 75 Executive Dr., the 107,087-sqauare-foot property sold for an undisclosed price. Tom Gallagher of TPG Financial represented the buyer; Art Burrows of NAI Hiffman represented the seller, Miami-based LNR Property, in the transaction.

Data center firm buys Northlake site

A venture of data center developer Ascent Corp. paid $11.5 million for a 20-acre industrial site in Northlake, property records show, where the St. Louis firm plans a new, multi-tenant data center. The property is east of the massive Microsoft Corp. data center that Ascent recently helped develop. The seller of Ascent’s new site, at 505 N. Railroad Ave., was CenterPoint Properties. Ascent announced plans for the project in spring 2009 and had hoped to break ground last fall. But the firm recently secured the necessary funding to close on the purchase, according to NAI Hiffman, which represented Oak Brook-based CenterPoint. Calls to Ascent late Thursday weren’t returned. The Crossings in Oak Brook Sells for $20M

DIV Oak Brook LLC, a joint venture between The Davis Co. and Arthur Goldner & Associates, acquired The Crossings–twin, Class A, three-story office buildings at 1420 and 1520 Kensington Road in Oak Brook, IL, from Alliance Commercial Partners LLC for $20 million, or about $67 per square foot..

The two buildings, which total 303,510 square feet, are positioned in a campus setting on a 17-acre site. They are 66 percent leased. Amenities include three-story atrium lobbies, interior landscaping, fountains, an on-site day care facility, full service sundry shop and on-site cafe and a fitness center.

No brokers were mentioned in the sale. NAI Hiffman’s Daniel O’Neill, Jim Adler, Pat Kiefer and Garrett Schultz will spearhead the efforts to lease the remaining 105,000 square feet at The Crossings.

93,231-Square-Foot Office Building Sells For $4.1 Million

LIBERTYVILLE, ILL. — Lake County Forest Preserve District has acquired an office building, which is located along Winchester Road in Libertyville. The three-story, 93,231-square-foot facility sold for $4.1 million. Lake County plans to consolidate eight offices into the property and relocate the Lake County Discovery Museum to the facility. The planned office consolidation will take place within the next 12 months followed by the museum relocation in 2 to 3 years. Michael Adams and Darryl Silverman of Colliers Bennett & Kahnweiler represented the buyer; Michael Flynn, Jason Wurtz and Art Burrows of NAI Hiffman represented the seller, PNC MAC Pine Meadows III, in the transaction.

Highland Park Car Dealership Sells for $2.9M

Highland Park Ford Lincoln Mercury sold its former dealership property at 55 Skokie Valley Road in Highland Park, IL, to Thornton’s Inc. for $2.85 million, or approximately $122 per square foot.

The property includes a 23,299-square-foot retail building on 2.78 acres. Thornton’s plans to develop a state-of-the-art Thornton’s brand gas station as well as a medical office building on the site, its first location on the North Side of Chicago.
